LAND LOCATION: From Cozad, 2 miles west on Hwy. 30 13 ½ miles north on Rd. 418 and ½ mile west.

LEGAL DESCRIPTION: All of Section 27 and the South Half of Section 22, Township 13 North, Range 24 West of the 6th P.M., Custer County, Nebraska

ABOUT THE LAND: 960 Acres, more or less, according to Custer County Assessor’s records. Consisting of excellent quality rangeland crossfenced into 3 pastures. Each pasture includes a windmill plus at least 2 additional tank sites served by an electric submersible well with underground pipeline. Corrals are at the east side of the property.

2007 TAXES: $3,970.10

TERMS: 20% Payment day of auction. The remainder due on or before April 22, 2008. Possession given upon closing. 2007 and prior years taxes paid by sellers. The cost of the title insurance/ escrow fee shall be divided equally among the buyer and seller. The property and improvements sell in “as is” condition – no warranties.
